What are the costs when I buy a property?

When you buy a resale property the costs are 10% over the purchase price, notary and registration fee approx.. 1500 euro

When you buy a new construction the costs are 10% tax over the purchase price, notary and registration fee approx.. 1500 euro, 1,5% tax new construction.

How does a rent to buy option works?

If you can not buy the property direct and you can pay in 1-3 years there is a possibility to pay an amount of the sales price direct and pay per month an amount what will later will be deducted from the sales price.

If you are not sure you want to buy the property then there can be a year rent and at the end of the year you can decide to buy or not.

What are the costs when I sell a property?

When you sell the property and you are a Spanish fiscal resident you need to pay 19% over the profit you make by selling your property. Also you need to pay a tax over the increased value over the plot(plusvalia) and the commission for the real estate broker when he is involved.

When you sell the property and you are a non resident you need to pay first 3% over the salesprice, the total tax is 19% over the profit you make by selling your property. If the 3% payment does not cover the 19% tax you need to pay the difference. If the 3% is higher than the 19% tax you can apply to get the difference back. Also you need to pay the increased value over the plot(plusvalia) and the commission for the real estate broker when he is involved.

How can I get a finance to buy a property?

The banks give max. 70% mortgage over the value of the property for non residents. For residents the banks give max 90% mortgage over the value of the property.

The payment of the mortgage is based on payments of capital and interest per month, max. for 25 years and with a max age of 75 years.

You can have a mortgage based on a variable interest per year or for a fixed period.

When do you need a tourist license?

If the property is used commercially for holiday rentals so a few days, number of weeks, number of months is rented. The house is promoted through various channels, the house is cleaned after departure of the tenants, the rent is paid in advance.
